House Flipper 2

House Flipper 2 is a renovation and building simulator from Frozen District. As a flipper, you take on jobs in the coastal town of Pinnacove, clear out buildings, repair and paint rooms, furnish houses anew and resell properties. Story mode combines smaller jobs with longer renovation projects and the stories of the residents.

There is also an extensive Sandbox mode, where complete houses can be built from the ground up. Since the free co-op update, both Story and Sandbox mode can be played together with up to four players.

House Flipper 2 first launched on PC on Dec 14, 2023. The native PlayStation 5 and Xbox Series X|S versions followed on Apr 10, 2024. On May 15, 2025, the free co-op DLC was released, expanding Story and Sandbox mode with playing together for up to four people and crossplay.

A native Nintendo Switch 2 version has been announced for Oct 15, 2026. Frozen District is also developing the extensive Pets DLC, which is due on Dec 3, 2026.

House Flipper 2 is available natively on PC, PlayStation 5 and Xbox Series X|S. The Nintendo Switch 2 version releases on Oct 15, 2026. On PC and the supported consoles, crossplay supports up to four players in co-op; Nintendo also lists online play for one to four people on Switch 2.

The core remains flipping houses: rooms are cleaned, rubbish and old furniture removed, surfaces renovated, and properties then redesigned. In Story mode, missions take you through Pinnacove; Sandbox mode moves away from preset buildings and provides tools for building complete homes from scratch.

Sandbox mode also works as a level editor. You can share and download your own projects and community creations via mod.io. This takes the game from guided renovations to freely planned houses and environments.

After release, House Flipper 2 was expanded with several major pieces of content. The free co-op DLC opened up Story and Sandbox for playing together. Paid expansions such as Scooby-Doo and Sakura have also been added; further content remains separate products and is not mixed into the base game.

The Pets DLC has also been announced for Dec 3, 2026. Frozen District describes it as one of the largest projects in the series: it plans the new region Puffin Isle, more than 40 dog and cat breeds, over 30 smaller animal species, ten jobs, ten houses and hundreds of new furniture items.

On PC, House Flipper 2 requires at least Windows 10 (64-bit), 8 GB RAM, a first-gen Ryzen 5 or 7th-gen Intel Core i5, and either a Radeon RX 580 with 4 GB or a GeForce GTX 1060 with 6 GB. Recommended are Windows 11, 16 GB RAM, a 3rd-gen Ryzen 5 or 10th-gen Intel Core i5, and a Radeon RX 5700 XT or GeForce RTX 2070, each with 8 GB.

The free co-op expansion supports two to four players and works in both story and sandbox mode. Crossplay connects PC and supported consoles. Renovation jobs can be tackled together, while sandbox groups can plan entire building projects together.

For their own creations, House Flipper 2 uses mod.io: players can publish projects, download them and use them as inspiration or a basis for their own building ideas.

With the Pets DLC, announced for Dec 3, 2026, Pinnacove gets an additional region called Puffin Isle. Frozen District plans more than 40 dog and cat breeds with different traits, over 30 other animal species, ten new jobs, ten houses, four additional buyers and hundreds of new items.

Puffin Isle is designed as its own historically shaped part of Pinnacove. The developers describe two different environments within the expansion and are building out animal animations and behavior patterns as a standalone system.
